Everything that Trump does can be traced back to money and prestige. A Trump Tower in Russia would allow him a continuous cash flow from laundering money for Russian Oligarchs. Trump becoming president probably played in his mind like being able to write himself his own "get out of Jail" card.

Trump got his beak wet with Russian gangsters buying his condos at insane prices. Why not go to the source and create a more direct money laundering pipeline?

That upon visiting Russia for the pageant his was running, he became enamored with Russian oligarchs and their power and money. He wanted access to that level of wealth and corruption free from government interference

It has been further speculated that's when he decided to run for president, for the same reasons

Wealth, power, corruption without prosecution.

He wanted access to Putin so he could be like Putin

like George Papa-dumb-ass, was a stake in the Rosneft Oil deal that Putin dangled in front of the traitors. The oil deal would have meant billions (BILLIONS) in income.

And it's something Trump couldn't really fuck up, given his history of bad real estate deals and bankruptcies.

All they had to do was sit back and let the cash roll in. Oh, and commit TREASON!

Only to nix it, but trump is claiming he pulled the plug on the deal, but he's likely lying about it. Putin used it to get him all in with putins plan, and election swinging that made trump the illegitimate president for putin to use to get sanctions lifted with, and to undermine this country's government with by division and chaos.
