where you have a county website, they may have a GIS system. So, go to your county homepage, look for "Auditor", go there, look for the GIS mapping system and you will be asked to either supply a parcel number or the owners name. If you have one of these just do the search. If you have none of this info, then you can simply use the map feature (aerial) and if you recognize what part of the county you are in, then you can "get close" by zooming in (and follwing roads). In this scenario you will see the property borders and you can click on that piece of property then select "More information" (or however they word it) and this will tell you about the property (owners name, transaction history, tax assesment, etc.).

My slumlord inherited this property that she's been letting fall about my ears from her parents. It's the house she grew up in and lived in with her husband and kids until she rented to me. One of my neighbors on this street also grew up in his house that he also inherited from his parents. I'd forgotten about this, but years ago when we were discussing the evil of my slumlord he said he grew up with her and that she hasn't worked a day in her life because she inherited a number of properties in this area from her wealthy grandmother.

In the 10 years I've been here she's never worked. Yet from when I first moved in she's constantly complained about never having the money to fix anything. And this was one of her big lies at the hearing. My neighbor had to be telling me the truth since her husband has never worked as long as I've been here because he's on disability (and I know he is because for the first few months I lived here his disability paperwork was still being sent here along with all their other mail though the disability stuff for him stopped coming pretty quickly after I moved in). But I still after all these years get mail for her here even under her maiden name and there's almost always stuff from realtors.

I'd like to be able to find out if she does have other rental properties, how she's treated those properties (by ignoring everything needing any work even when ignoring something means creating a problem that ends up costing 20 times as much).

I also found out that just days before the hearing that she's never gotten a license to rent this property, so it's never once been inspected. The judge really jumped on that.

We have another hearing in a week because (praise the gods!) he wants to get a township inspector in here. A few days ago I had a neighbor that's been doing construction all his life come in, and he pointed out LOADS of things I had no idea were out of code... I have a ton of photos to take again that I knew nothing about.

If she has other properties that she's getting rents from than she can't cry the blues about not having any money to pay the mortgage on her own big nice house that she lives in. I'm also curious what other possible tenants have dealt with with her.

This is also going to matter because if she does have other properties and tenants guaranteed she's not had a license to rent them or had them inspected either. Code enforcement gave her a huge whopping scary fine for that. That fine and the lease was the only thing she brought to the hearing while I'm at my table with a big stack of stuff, stacks of photos, etc. I still don't have everything I need but since the judge wants someone from code enforcement to inspect the property and we do another hearing next week to see how we stand since who knows what code enforcement's schedule is like.

I would so love it if I could go in there and inform the judge that she has these other properties and tenants she's never gotten licensed to rent that she's been collecting rents from and all the crying about how broke she is is just lies on top of more outrageous lies.

That is up to the city, town or village you live in. They will decide to level fines, order the property to be brought up to code and if not condemn the property.

If they paying their taxes and are up to date most places will send a letter and that would be the end of it. So if you are a renter it is time to start looking for a new place.

You will not only have to do property searches on her, but also on her relatives, her husband and any other party that she could place the ownerships of property. You will need to check under her maiden and married names.

While you are at it you should look into whether the property tax is paid on the property you are renting and her residence or if any liens have been placed. If her finances are that impaired then it sounds like she is close to having foreclosures. The fact that she received a fine from code enforcement works both ways--it should provide an incentive for her to get her rental properties up to compliance, yet it might make it more difficult for her to make repairs.

In the meantime, I would start looking for alternative housing. You may uncover so many issues that she will no longer want to rent to you after the lease expires because she deems you to be a troublemaker or she may not be able to rent to you because of legal concerns. Unfortunately those are common occurrences with slumlords.

the landlord does have the right to terminate a contract if the leasee is violating the terms of the lease in some other manner or to simply state that they are terminating all the leases if it is a multi-family residence. The owner simply needs to state that they are preparing the property to be sold which is a possibility because it sounds like it is a single-family residence in this instance.

The landlords could also inspect the residence so frequently that it becomes a nuisance. Plus the landlord can also simply raise the rental rate the next time that the lease expires. Other than health and safety issues renters generally do not have many rights in any state.

I agree on the importance of keeping documentation, but I imagine that this could stay tied up in court long enough that Torch will need to find other housing.

that the husband is either in the process or is receiving disability income. If the couple receives more than a certain amount of income each month from their rental properties then it could impact the eligibility for them to receive disability (particularly SSDI). The fact they are managing the properties also could signal that they are eligible for disability. There will be questions as to how they pay for maintenance of the properties and other matters. The fact that they are living in a large nice home is enough to raise some red flags.

I don't know the details about the people you are renting from, but there could be some fraud that might need to be reported. Usually people that are receiving disability income are not able to stay in such nice conditions.

At this point the judge has scheduled another hearing so I can get a code enforcement officer in here to inspect. Just a moment ago I finally figured out how to do that as whoever it is I'd been talking to on the phone at that office didn't know how I was to go about filing a complaint.

I don't think she has been paying the property taxes all this time because just a few days ago I got the township's tax bill for the property in the mail and opened it by mistake. I've gotten these here all the years I've lived here and since they were addressed to her I threw them out unopened like all the other mail for her that's come here since I moved in which is how I know about her husband (or whoever he is) being on disability and that she has a variety of last names.

This property is still listed in one last name while I've always known her by another last name that was the name she used for the lease (and there's other problems with the lease the judge pointed out). A couple of days before the hearing I found out that she's never had a license to rent this property so it's never been inspected by the township. The judge was not at all happy about that and part of the reason he wants a township inspector in here now.

At this point, I don't even know what this woman's actual legal name is! Her "husband" has never had a single thing to do with the property, and he or anyone else isn't listed as an owner. Now I don't know who he is at all - or HER for that matter.

Right after the hearing she even had the gall to call me suddenly wanting the sewage pipe replaced that cracked two years ago that I'd patched myself and she's ignored for two years now, but she only wants it done because she doesn't want the township inspector to see it. I did have the plumber come to look at it, but I'm damned if I'm going to let him touch it until the township inspector sees it. I needed him to see it though so he could figure out what he'd need to do and how much time he'd need to do the job because while he's doing it I can't run any water or go to the bathroom. It's going to take most of a day, so I'll have to have the dog outside all day so it can't be a day that's too hot or too cold or raining, and it will have to be a day where my neighbors are home all day so I have somewhere to go to the bathroom.

Today I needed the tires fixed on the car (which might have been sabotaged - won't know that until my mechanic can look at them) but it's snowing... so much for the weatherman saying it would just be flurries! We already have at least 6 or more inches and there's no sign yet of it stopping. So now I can't do that until Monday.

The more I look into this slumlord the more horrifying things I find out.

But my slumlord has the name I've always known her as and several others (which has always raised my eyebrow).

What do you think I should look under on the county website? Maybe "residential properties" or something?

That's how you can find those things in my city. The tax info is public. You can see who's name is on the deed of the property, their tax amount, when it has been paid, and other details about the property, it's taxable value, what it has sold for over the years...

In our case you can search by the person's name, the address, or the property number, although the search engine is a little squirrely. and you have to be precise.

It should be somewhat easy to find on the city or county website, assuming that they do have it all online.

Otherwise you have to go to the county clerk or equivalent and they can look things up for you.

I did find this on the county website, but they don't let you do a search anymore by a name for privacy reasons. They also got rid of photos of peoples' properties for the same privacy reason.

So it doesn't look like I have any way to check with just her name and her various aliases... at this point I don't know what in the world this woman's legal name is! She's listed as the sole owner of the property I've been renting all these years with one name, but I've always known her by another name, and this other name is the one she used on the lease. She has a couple of other names as well since all this time I've gotten her mail here... she must have purposely not done a change of address with the post office. That's why I keep getting her property tax bill every year. Now I don't know if she's been paying it or not, and I'm guessing since the township knows her under a different name at this address she's not been paying it, but they can't find her.

Her "husband" (who I now have no clue if he's her husband or not or who the hell he is) has never been involved with anything about this property. He's not an owner, isn't on the lease, has nothing to do with the eviction, etc. The only time I ever spoke to him at all and one of the only times I've ever seen him is when he and who she said was her brother-in-law came to replace the hot water heater that blew up and made an epic mess of it. Now I suddenly have no idea who he is or what he is to her. I always thought it was odd that her husband had nothing to do with this property, but I had assumed he was her husband as she said and legally shared his last name. Now I don't know who the hell he is and don't even know who SHE is!

responsible for such things, and became quite familiar with the inspector. The large apartment complex i was living in had raised rents for new renters by over 100 percent, but when my heater went out, it was repaired with a rubber band because the repair men couldn't get parts... no cash available, and bad credit is what they told me... the maintenance guys seemed to quit after two weeks because of that kind of nonsense. My bathtub in the top floor of the three floor townhouse leaked through the kitchen ceiling, around a light fixture, and so weakened the kitchen floor that my heel went through it and I almost broke my ankle. Etc., ad naseum. The inspector told me this company that had recently bought this rather huge apartment complex also owned many, many other apartment complexes, and the complaints were rampant everywhere. They would fine and fine them, but to no avail.

That includes maps of the properties with ID numbers, which link to ownership records and the most recent tax assessment.

I suspect the label varies with the imagination of the person who creates the webpage.

Did you ever try to resolve this a year into this mess? Two years?

Why wait ten years?


And why are you trying to find out (or use) personal information on this person, such as where her income comes from? If the roles were reversed, would that be OK with you?

What if the "slumlord" decides she's tired of dealing with you and starts digging into your background to find some reason to evict you, such as drug use on the property, or some other violation of your lease agreement? Even if you have nothing to hide, is her prying into your affairs going to be fine with you?


that's what I find most disturbing about this whole thing. The attempt to ruin someone who isn't doing the right thing with with a rental property.

Either start working on a Plan B, like moving, or inform the "slumlord" that you will be exercising your rights as listed in the link above (withholding rent and placing it in escrow, or repair-and-deduct).

I've never been able to get her to fix anything, ad the few things she did fix she sent in an incompetent family member who messed things up even worse. All the things wrong with the place that I had to deal with since they were emergency situations and had to clean up from and try to get her to fix she's continued to neglect. A year ago because of all these things I lost my job. I continued to pay the rent with my savings until a couple of months ago when I ran out of money. I thought I would have been able to get another job pretty soon but it hasn't worked out that way, and in that time more things have exploded that she's also ignored.

In hindsight I would have done things differently and run out of here screaming. It's MY life this woman has ruined. God, I've been in such a mental stupor from the stress of all this that all I could think about is that I had to keep paying the rent and find a job. then I get an eviction notice taped to the door and had six days before the scheduled hearing which never should have been scheduled in the first place because she never filed a Notice to Quit. The court didn't care about that and wouldn't cancel the hearing. In those few days I had to gather as much info as I could, print out everything, get prints of all the photos, etc. I wanted an inspector in here to see all this before the hearing, but couldn't find out over the phone how to go about filing a complaint to get that to happen and who with. But that's also when the nice lady at the township office discovered that my slumlord never got a license to rent this property at all, and the owner is listed under a different name than I've always known her as.

The hearing was earlier this week, and after hearing the very long story about all this and seeing the photos and finding out that she's never had a license to rent this property and thus never had the property inspected in order to get the license the judge wants the property inspected by an agent from the township that does these things and scheduled the next hearing for next week to see where we are.

She lied like a rug in court, and the judge knows it because you'd have to be the dumbest person on earth to believe a word that came out of her mouth. And the judge is no dummy. He told her he didn't believe her excuses.

Then she has the nerve to call me right after the hearing to tell me that after two years she's finally willing to have the sewage pipe fixed, and the only reason she wants to is because the judge was furious about that pipe and she doesn't want the township inspector to see it. Fat chance. I had the plumber come to look at it and figure out how long the job would take, the cost, etc. and he knows he can't actually fix it now until the township inspector sees it.

Then a few days ago I opened her property tax bill by mistake because I saw that whatever it was came from the township, and I thought it had something to do with eviction since the judge said I'd get a notice about the date and time of the next hearing. Turned out it was addressed to her and was the tax bill for this year's property taxes. It was sent to her under one of her aliases to this address, and I've gotten these every year but threw them out unopened. For 10 years I've been getting more of her mail here for her than for me.

Now I don't even know what her real legal name is. The name on the tax bill is the same name they have for the owner of the property, but I've always known her by a different name which is on the lease. I'm trying to figure out if she's been paying any of the property taxes all this time since she's not been getting the bills, and the township has no idea where she lives. The township website says that it's the property owner's responsibility to let them know of a change of address, and she never has nor notified them of a name change. If she's been paying her property taxes for this property then why am I getting the tax bill from the township with this address rather than her own home's address and whatever the hell her legal name is now.

I'm curious about whether or not she owns and rents other properties because she's been telling me that she can't pay her mortgage for the house she lives in because she does it with my rent money. I don't think the judge cares anymore about my rent money or what she needs it for, but it would help with him if I could prove that she has plenty of money through other rental properties. As long as I've known her she's never worked. There's another neighbor on this street that has known her since childhood, and I know from her herself that she inherited this property but the neighbor had told me she also inherited other properties in the area that she rents.

And just last week suddenly all the tires on my car are leaking out air and they're fairly new tires. Today I wanted my mechanic to fix that issue and see whether or not they were sabotaged, because if they were it had to have been her. When I talked to him on the phone he found it very strange that all four of them are leaking out air all at the same time. But today it snowed a hell of a lot more than the weatherman said it would, so now I can't take the car in until Monday. It looks like the snow may have finally stopped now though, but we've got somewhere between 6 inches and close to a foot. Until Monday I'm going to have to periodically fill them all with air.

As of now I'm very nearly dead broke. I haven't gotten another job and in the last two weeks I've not even been able to spend hardly a moment on that because of all of this. I did get to do one interview for a job so fabulous I thought their contacting me about doing an interview was a scam - some sick joke by somebody. I just found out today that they decided to give the job to someone that works there already. I'm so bummed. I wanted that job so bad if I had any money I would have bought it.

After this is all finally resolved I swear I'm going to write a book. It's a riveting story with so many last minute surprises and twists and turns. At this point, I actually have no idea who my slumlord even IS anymore!

There isn't much left of that money, but it's kept me and Yoshi in food, the phone and internet on and the water and electricity flowing. Thank heaven I never gave any of it to the slumlord thanks to the advice of people here!

The more I find out about this woman the more horrified I am. I wish I'd stopped paying her a lot longer ago or I wouldn't be so scared about running out of money now.

match. You shouldn't assume that your "landlord" is the owner of the home. When I rented a house in CA, I dealt exclusively with a property manager, not the homeowner.

Also, you shouldn't throw out US mail--that's a federal crime (fines, possible jail time) to tamper with the mail. If it's not your mail, you put "NOT AT THIS ADDRESS" and give it back to the postal carrier.

by going to the county tax or assessor's website. Finding out what properties an individual owns, though, is a much more difficult job.

many property owners have their properties listed under a trust or company name, making it more difficult to trace for the layperson.

for getting info on people, businesses and just about anything.


I used to manage a business that needed to do skip tracing and gather a variety of information. We used a number of pay commercial databases that would give us more info on a subject at the touch of a key than anything the police or most government agencies could get. It would give me info from 6 degrees of relatives to people the subject associated with. It would give info on banking, corporations,, property cars, boats and just about anything the subject owned. It would give previous addresses, criminal records, schools attended, credit report, anything found on the web and info on just about anything else on a subject you can think of and even more that you don't think of. We would know more about the subject than they knew about themselves. I am familiar with it and its still kind of scary what info they have.

With that said there are many free sites that provide links to an enormous amount of information resources. While its not just a one click for a comprehensive report like the commercial site and some things are not available, you can still get a huge amount of info easily and with just a little work even more.
