3. I have mixed feelings about appraisal values.

Higher appraisal values mean that there are higher property taxes and the property is less likely to sell if the property doesn't measure up to the appraised value. Meanwhile, lower appraisal values might make the property more marketable and result in lower property taxes.

Considering the crunch in housing, any appraisal that is below market value will most likely result in the seller having a choice of bids to accept with some bid offers over the appraisal price listing.

While AOC has her points, I don't know if she thought about all of the considerations when complaining about appraisal values and I don't know if she presented any evidence that proves that a lower appraisal value leads to a lower sales price.
