I'm pretty sure (though not sure where the line lies) that a sitting president can only be impeached for crimes committed while in office. Obstruction for sure, but they can't even get him for lying as he has never been deposed under oath while in office. Corrupt practices while in office are nebulous, and he can say he gave his whole business to his kids. Everyone knows that's a lie, but there isn't enough time to build that case before the next election.
I think it's either obstruction or it's nothing. Of course, I would hope that Barr, Mnuchin, Carson and the rest of them see serious prison time even if Trump does not (I'd settle for bankruptcy and poverty for life).
