But has to be done smartly.

Sometimes rent increases refelct improvements to the property. I've heard of landlords not wanting to lose good tenants so they build a new wing onto their part of the house to accomodate a growing family for instance.

i know some renters, it's not a great situation. I know a family who rents and their landlord comes to them every year now saying their accountant is begging them to increasew the rent 25%, but they don't feel right about that so they increase it 5%.
