What are the rules for a landlord terminating a lease? |

The place I am has had a few problems so I reported them and the landlord has fixed them. I have been happy here except the highway noise.
Well I have at times smelled what I thought was gas so we called the gas company yesterday and they came and found a slight leak and they shut it off. The slight leak is in the house line.
The air conditioner is the original from the 80's and the motor has had this slow start to it like it might not kick in and I mentioned to him when I moved in that I had heard that in one of the last places I lived and it could be the air conditioner getting ready to go.
So Saturday early evening I hear the grinding of the motor when it starts and then it turned to the screech. My landlord and I communicate by email
I had gone out and when I came back he had a portable air conditioner but the exhaust - exhausted right back into the same room so the temperature was rising. I shut it off and the temp started to go down.
When I came home at 11:30pm I emailed him and said he did not leave the exhaust parts so I could exhaust it although I don't know where you would do that. I suggested I get a hotel room for a couple of nights at around 50 - 70 so he did not need to call someone out on the weekend and have any added expense. I said he probably could return the unit (299) if he still had the boxes.
Well I got three email reply's to that one note. The first was sorry for you inconvenience and discomfort !! The second was Your pushing it The third was - let's talk early this week about terminating the lease.
I have only been here, April, May and this month.

2. highway has been there for a long time. I have only been here less than three months n/t |

the lease likely cannot be terminated without your consent. But hey, if you can swing moving costs out of him in exchange, you can probably find something cheaper than you could have three months ago. I would consult someone familiar with your local laws since these can vary widely from jurisdiction to jurisdiction.

he realizes that you are going to be a pain in the ass! You're not happy with anything and he's not happy with you. Cut your losses and get somewhere.
