well, the ceiling's fixed and we're on to the outside

Mr K tore down the (useless and ugly) rain gutters that wouldn't carry water cuz the were so full of dust and replaced about 15' of 1" fascia board that was weather damaged. Today we started power washing down the outside and got about half way around. once that's done, there is a little bit of stucco to patch.

we should be spraying paint by Monday when the folks leave from their visit this weekend

I'll get some pics in the next day or so to show a "before and after"

once the outside is done, we'll come inside and finish the rest of the hall and the bedrooms.

I cleaned all day to get rid of the last of the dust from sanding down the ceiling repair (and cuz my MIL will be here Friday heheh) While I was at it, I broke down and stored the LARGE coffee table as it is too big to be in the room when we show the house.

we're getting there!

Target date for listing the house is May 15th with a 5 day trip to New Mexico tucked in there on my birthday in late April.

3. Do you watch "Sell this house" ?

I think that show should be mandatory for real-estate agents and/or people looking to sell.

It's amazing what a little de-cluttering, slip-covers and bamboo blinds can do.

but it's looking like we'll end up with a doublewide modular on raw land cheaper than I can get an existing house.

9. Don't knock manufactured housing til you've lived in one

They're generally wonderful to live in because every square inch of space has been thought out and used to maximum advantage. Just be aware that sinks and appliances may be scaled down. Or not. Depends on the manufacturer.

Needless to say, I still miss my cheap little single wide trailer. In some ways it felt bigger than this house at just a little over half the square footage.

10. I'm sure not knocking it. my in laws are visiting this weekend and we're

gonna drag them to a manufactored home show here so we can check out the new models

and my inlaws have a cute single wide in Yuma for winter and a nice double wide on the farm they put in about 10 years ago and is beautiful (but I think that one may be a modular home)

I was banging my head cuz I know nothing from nothing about gardening and landscaping raw land so it's another learning curve I need to do

I love Designed to Sell, too. I think their $2000 price limit is bogus, though. I mean they have a professional designer, a GC and 2-3 carpenters there the entire time. They do major renovations like moving doors and taking down walls, then say, hey, we did it for $2000, when it would be four times that amount if they included labor. Also, I can't figure out how they get the furniture for so cheap. Must be wholesale cost or something.

When we moved out of our last house, I put at least 1/3 of our stuff in storage. The reason we were moving was the house was too small, but I needed to make it look spacious, so all the extraneous crap went into the storage locker.

Keeping the floors looking nice for showings with two dogs was hell, too. Those Ready-Mops and Swiffers were a huge help. Also the bathroom disinfectante wipes were great. Not stuff I would noramlly use, but when everything needed to be spotless all the time, it was worth the extra expense.

8. exactly! and shoot, I already moved out a big piece of furniture

my MIL is coming tomorrow so as I cleaned yesterday I took out my Grammy's 48" round coffee table and stored it in the shed out back.

and thanks, great idea for the swiffers etc, I'll get a few when we're going to start showing it. Mr K got himself a big power painter with a 2 gallon capacity cart thingie to paint outside. he figures once he gets all that practice with it, he'll be able to see if he can use it for the ceilings in here.

and even with the secret place i know to get mis-mixed paints cheap cheap i still expect we'll spend close to $1000 on parts/materials in here. ($150 already went for the painter thingie hehehe)

11. Just a word of warning with the Swiffers--seems some people's

pets get sick or develop allergies to whatever's on the mops.
