It's a townhome actually. I was really hoping for a dertached, but other issues directed me this way. It does solve 90% of my short term isssues, adn most of my long term ones as well. In a few years I'll leaave this to my sister and get into a detached. Plans, within plans, within insanity. :)

and say.."You will need to bring a 'llittle more money' with you to cover the extra costs".. In our case it was almost $3K.. Ever try to come up with $3K in about 4 hours?? It was NOT a pretty picture :(

The money simply isn't going to be there for it and I'll back out of the deal. I've got no problem walking away and trying again in a year.

non refundable if you back out.. Just keep pressuring the realestate agent to NOT lo-ball it.. They love to do this, so they don't "lose you", and then when they have you locked in, they tell you about the "extras".. They act like people have all this "extra" money laying around..

Money is just money. There is always more and it beats getting locked into a bad deal. My Realtor is well aware that I have no "extra" money. Painfully aware.

First comes negotiating with the seller on a price. Then comes the inspection. I encourage you to attend yours if you are able. It'll freak you out possibly, but it's worth it. Then you get to ask for a repair allowance. Mine went easy. Then you wait for the closing. Make sure you get a 24-hour advance on the amount you'll need at closing, so you're ready. Certified funds, please.
THEN you can throw up. :-)

Teh inspection isn't going to freak me. I do all my own home repairs so it isn't going to be anythign I haven't seen before. Plus I've already done an "inspection" myself. I'm sure I missed something, but I already know 90% of what needs to be done.

If you close at the end of the month, you'll only have to pay for a few days of interest. My closing was moved to the 7th, so I had to pony up an additional $393. Good thing I had it. :eyes:
