If somebody is out at the end of their lease one day, and somebody starts their lease the next day.....how do they have time to clean and paint and stuff like that? I mean, the caretakers have to get things ready for the next person?
I've always wanted to know. :) Weird question I know.

1. It sounds as if you have come up with a niche market |
|
I don't think that there is that great a demand on apartments, especially with the larger complexes, that they don't have at least a couple of days to get the apartment in order. But I might be wrong and you might become a millionaire selling your new quick turnover service to landlords.

At the apartment place I lived in before I got my house, you had to be out by noon. A crew would come in, clean the carpet (or even LAY a new carpet), and "paint." They did a walk-through a week before you moved to see what repairs needed to be done, then a final walk through at noon that day.
Not saying it was done right, just saying the did it!

I guess it really doesn't take too long.

4. Oh my god, I would have killed for staff like that |

I don't think the maintianance staff working under me when I managed apartments *ever* had a place turned over in less than a week. They'd average about three, much longer with significant damage.
God, I sure don't miss that job.

I was able to not have to pay for carpet cleaning or the "pet" steaming because I said I would leave two days early. They turned quite a few apartments every month. I lived there for five years, and it was pretty consistent.

5. Many places require tenants to be out by noon on the last day of the month |
|
(or whatever the last day of the lease is), and the new tenant can't move in before noon the next day.
