2. they'll burn up your phone lines
last week we did an online application.

The phone rang off the hook with sales people from all over the country.

The quality of these people varies greatly. Avoid the hard sell, of course, or any pressure tactics. We are still sorting out different options, some from there, some from other sources. A couple of these people seem pretty good.

3. many many years ago we used them
to price home equity loan rates. I found it to be extremely easy and my comfort level with them was quite high.

Give them a try -- I had no complaints.

4. I tried them once about 5 years ago or so.
I was refinancing a condo mortgage. I would call the experience positive and they did not hound me with phone calls either. I would just advise you not to limit yourself to only those banks on Lending Tree. I,m not sure what kind of loan you're looking for but do shop around.

6. You mean like buying points?
Careful with mortgage brokers. Many are great. Many are little more than predators. It's best to not go this alone. A friend in the business (short of a lawyer) is a grand idea. Folks get stuck with fixed rates for a couple years, that then go adjustable plus points. Others have prepayment penalties (f-you, Phil Rizzuto/Money Store).
