here's the skinny. my lease on the house i'm renting comes up at the end of November. according to the terms of the lease, unless we (me and the landlady) agree to a new lease, it converts to month-to-month. it's a standard rental lease.
we love the house. we're getting an insanely good deal on it. i don't want to do anything that might jeopardize that deal. the landlady seems excited that we're there, and likes what we've done so far (some minor landscaping in front, cleaned up the yards, cleaned out and organized the garage, we haven't added a new wing or anything).
so, do i ride the month-to-month train at the end of the lease and risk living lease-free (she can toss us out with a month's notice, which i doubt she'd do, or she can raise the rent on us with a month's notice, which she might do if she realizes how much she could actually get for it)? or do i get in touch with her and work out a new lease, which might make her stop and think about it for a while, as opposed to just letting the status quo remain.

A month's notice, if she decides to boot you, does not leave enough time to find a new place, pack and move.

4. She should be talking about a new lease with you by now. |

Maybe it's time to ask. Having a lease gives both of you some assurance that all parties intend to keep this arrangement for another year.
