I need good thoughts!

The house we currently rent is $1400/mo and is not in good shape. We went and saw a house tonight which is only $875/mo, and it's absolutely perfect.

Unfortunately, the real estate company does not take checks, else we'd have made a deposit to hold it then and there. We found out that someone else has also applied to it today, but did not make a deposit either. So, whoever gets the deposit in to the agent first tomorrow gets the house. It's the great rental race. :p

The agent says she'll do her best to see that we get the house, as we were ready to cut a check right there, but can't make any promises. Man, I'm hoping! It would be so helpful for us financially.
