4. Land rights vs. Underground Rights

Coming from Pennsylvania, I can tell you that very many people are surprised when they discover that while they own the surface land rights to build on, they DO NOT own the rights to whatever is underground. I have seen houses, buildings, even a church undermined and become unsafe to live in or occupy when coal seams are exploited beneath them. And, nothing can be done because this been going on forever and has/had the blessing of the state and the state's courts. Big business won out in Pennsylvania and probably will in North Carolina.
