Does anyone have predictions for the housing market in CT.
trying to decide whether to hold off til spring or put it on the market this winter.

Also does anybody have any recommendations for Realtors in the NW corner?

it's usually a better time to sell in the Spring.

No idea on the market in NW Connecticut. Interview several agents & tell them you are interviewing them. That way you can get them to cut the sales commission. We had friends that had to pay 7% to get an agent to sell their house in the Danbury area.

Certain towns are more desirable than others, but even towns with good schools & reasonable taxes (Farmington) are slowing down.

has slowed down considerably in the past few months.

Don't expect to get the price you might have gotten a few months ago -- there is a tremendous amount of inventory, and it's a buyer's market. If you price it correctly, it should go sooner, but you'll have a lot of competition.

The Spring is always the best time to list a house -- that's when most people look. Right now is probably the worst time -- kids are in school and people don't want to make a change in the middle of the school year.

Try listing it at the beginning or middle of March. That's when people start looking again, but probably won't want to close until the end of June at the earliest.

4. Pricing it right is the key
We interviewed agents about selling our house recently and one of them had a great statistic showing that homes in our town that were similar, but had a starting price of over $400K have either not sold, or took a long time to sell. However, those that were similar and priced just below $400K still sold fairly quickly.

I'm guessing that 15 months ago, we probably could have started with a price of over $400K, though.

It's a lower priced house in a wealthy neighborhood. There aren't many available under $200,000, which makes me want to list it through the winter. The realtor we had through this last season REALLY screwed up by not following through on an offer last spring claiming it was a lowball offer. I pushed for her to negotiate, but it took her two weeks to get back and then she stated the person already put in another offer on a different home. Very Frustrating.
